Tribeca, Fall 2026: Two Small Parks Carry the Season

October 15, 2026

The Downtown Boathouse at Pier 26 sent out its last free kayaks of the year on October 4. Hudson River Park's kayaking page now says the boathouse is closed for the season and to check back in 2027. Three days later, on a Wednesday at 12:30, a live jazz group is playing in Bogardus Plaza.

That handoff sets up the rest of Tribeca's fall. From October through Halloween, most of the neighborhood's public calendar happens in two small spaces, and both depend on volunteer Friends groups. The new businesses that opened this season keep showing up in those groups' programming.

The river slows down on schedule

The waterfront shuts down on schedule every fall. The Downtown Boathouse's 2026 public season ran May 23 to October 4, with weekend hours of 10 a.m. to 4:30 p.m. Hudson River Park's Pier 25 page, updated October 6, still lists mini golf, sand volleyball courts, a playground with water features and a turf field. It gives no fall hours and no closing dates. The Trust describes the playground's water features as a warm-weather amenity.

The Pier 26 project people ask about most is also still a while away. The Trust's June 2026 board materials say the Estuarium design is progressing but the project is not fully funded. The Trust hopes to start building in 2027, pending approvals. The park's fall events this year are uptown, too. Its Pumpkin Smash is set for Saturday, November 7, at Pier 84.

So October happens a few blocks inland. That is where Tribeca's two Friends groups have been running their own programs for years.

Two Friends groups, one October

The Friends of Bogardus Plaza and the Friends of Washington Market Park don't coordinate a single season. Still, their dates fit together almost week by week. Here is the month as currently announced, with the four Wednesday jazz lunches listed together:

Date What Where Organizer

Tribeca Citizen's Halloween roundup adds the parade details. It lines up around 12:45 p.m., and The Queer Big Apple Marching Corps leads it. The band plays on the park lawn until 2 p.m., and then the School of Rock House Band takes over from the gazebo. For the pumpkin contest, bring carved pumpkins between 3 and 5 p.m., and judges announce the awards at 5:30.

The same roundup notes that 21 Jay Street is now on the city's official Trick-or-Streets map. For the past few years, residents there have put up an elaborate Halloween installation at the corner of Greenwich and closed the block for a party with an inflated corn maze and a DJ. Storefronts around the neighborhood will hand out candy on October 31, which is a Saturday this year, starting shortly after school lets out.

How the money moves

These events also raise money, and that's what holds Tribeca's fall together. The scavenger hunt is a fundraiser. Teams race around the neighborhood solving clues and completing missions. Local businesses donated 11 prizes worth more than $1,800, and all proceeds go to Bogardus Plaza. Tickets are $40 per person for ages 7 and up. The $35 early rate ran through October 6, so it ended yesterday.

The Pilates sessions are a fundraiser too. The suggested $20 donation goes to the Friends of Washington Market Park. Strong Pilates hasn't opened yet. It is coming to 345 Broadway, and the August report set October 24 as the target date for its first New York City studio. So before the studio's doors open, the new business has already held class on the lawn of a park that relies on donations.

The Bogardus food kiosk shows the same pattern on a smaller scale. Joey Bats and El Sazón, serving empanadas and smash burgers and then pastéis de nata and coffee, reopened on September 1 after a month-long break. That means the plaza has lunch for sale on the same Wednesdays it has live jazz.

The new rooms open close to the old ones

The season's restaurant openings have mostly landed on the same streets the Friends groups already use. The biggest one is the corner of Greenwich and North Moore in Independence Plaza, about a block from Washington Market Park. Tribeca Citizen called that space dormant for years before Caliza took it over. It now has two restaurants from the same team. Suram Sushi + Ramen opened in late August and serves lunch. Its menu includes salmon crispy rice with togarashi for $18 and seaweed salad for $10.

Friedmans, its sister restaurant next door, followed in mid-September. It's known for all-day breakfast, including lemon ricotta pancakes, pastrami hash and B.E.L.T.s. Dinner adds schnitzel, brick chicken and meatloaf. The redesign removed the raised section of the dining room. It kept the raised, partly covered sidewalk café and the bar along the entire south wall, and added a private room in back with sliding doors. On weekdays it opens at 10 a.m., although the website lists 11.

Farther up Greenwich at Desbrosses, North Bar is now True North, Katie Leonard's refresh of the space. Tribeca Citizen reported it open on September 28. Modern Bread & Bagel, a gluten-free bakery at 130 Duane, opened in mid-September. Duane Park Patisserie has closed its storefront but now does Saturday pickup at Duane Park, with pastries baked in Brooklyn. Meadow Lane added a froyo machine behind its coffee counter, with tart and a seasonal berry flavor starting at 11 a.m.

Two new retail spaces fill in the weekends. The Good Flea is now at 411 Broadway at Lispenard, with free admission and 20 to 25 vendors on Saturdays and Sundays. Designer Residence, a fashion shop, opened in the former Naturino space at 147 Reade.

On a deadline, and already gone

Some dates on Tribeca's fall calendar are end dates. The Keith Haring show at 60 White has been extended to November 1. It fills several floors with monumental paintings, sculpture and works that glow under black light, and it's open Tuesday through Saturday from 10 a.m. to 6 p.m. At Atera on Worth Street, chef Ronny Emborg extended his stay through December. Under him, the restaurant has held two stars for 11 years.

Some neighborhood names have already closed. Koh's Kids, the children's clothing shop at 311 Greenwich, closed for good after operating in Tribeca since 1995. Chip City's branch at Greenwich and Duane has closed permanently, Tribeca Citizen reported on October 5, as the chain shut all of its locations. Finlay + Gage moved its main retail and repair business to 57th Street. David Gage String Instruments and The Realist are staying at 113 Chambers and 95 Reade, with plans for classes, affordable rehearsal space and an art studio and gallery. Upon the Palace also announced a short closure from October 5 to 8 for urgent kitchen work.

Announced, not yet open

A few more openings have been reported but not confirmed:

  • Strong Pilates, 345 Broadway: targeting October 24, with no post-opening confirmation yet.
  • Ess-a-Bagel, Murray Street between Broadway and Church: reported to have taken the space in mid-September, with no opening date announced.
  • Shahla Karimi, fine jewelry at West Broadway and Duane: aiming for a holiday 2026 opening.
  • Ludico, a new Italian restaurant: described on October 6 only as possibly opening soon.

If you followed our summer guide to Tribeca's new openings, October is mostly new small places opening on familiar streets. Both Halloween events come from the Friends groups. The parade sets off at 1 p.m. on October 25 from Greenwich and Beach. On October 31, the Bogardus Plaza Spooktacular runs from 3 to 7 p.m.

Questions about a Tribeca home often come down to small things, like which block is a short walk from the park or which corner has new restaurants. Josie Hubschman keeps track of how Tribeca changes from one season to the next and is happy to talk through what this fall's openings and closings mean for a particular block. Let's Connect.
